LMI waivers for police
who offers them, and the fine print

A police LMI waiver can save you the price of a small car, but only three lenders advertised one when we checked, and each has conditions that rule many officers out. Here's every condition, from the lenders' own terms.

The short answer

In October 2026, three lenders advertise LMI waivers police can use: P&N Bank (80–90% LVR, WA only, direct applications only), People First Bank (sworn officers, to 90% LVR and $1.2 million) and BankVic (advertised to 90% LVR, with conditions). Police Bank, QBANK and Police Credit Union charge LMI above 80%.

What lenders mortgage insurance is, and who it protects

LMI is insurance for the lender. You pay for it, but it doesn't cover you.

When you borrow more than about 80% of a property's value, the lender's risk rises: if you default and the home sells for less than the debt, the lender loses money. LMI covers that loss. The premium is a one-off cost, usually added to the loan, so you pay interest on it for as long as the loan runs.

Because it protects the lender, LMI does nothing for you if you lose your job or fall ill. That's a different product, such as income protection insurance. You're still responsible for the debt.

LMI usually applies above

80% LVR

less than a 20% deposit

Police waivers reach

90% LVR

at least a 10% deposit

Government scheme reaches

95% LVR

A waiver means the lender takes on that extra risk itself, or absorbs the premium, for groups it sees as low risk. Lenders treat police as stable, long-tenure employees, which is why some offer waivers to police, nurses, paramedics and similar workers.

What LMI costs at different deposits

The premium climbs steeply as your deposit shrinks.

Estimates published by Savvy, made with Helia's LMI fee estimator. Illustration only: your premium depends on the lender, insurer, loan amount and other factors.

Two things jump out. The premium roughly doubles from 85% to 90% LVR, and nearly doubles again to 95%. And it scales with the property: on these estimates a $1,000,000 home at 90% LVR attracts about $22,140.

If the premium is added to the loan, interest makes it cost more again. On our worked example below, a $16,605 premium added to a 30-year loan at 6% costs about $19,235 in extra interest on top of the premium itself (calculated by us). Ask the lender for the full premium, including any government charges, in writing.

A waiver saves the premium and the interest you'd have paid on it, but only if the rest of the loan is competitive.

And the lenders police often ask about that didn't advertise a police LMI waiver when we checked:

Police-friendly lenders without an advertised police LMI waiver

Police Bank

What we found
Police Value Home Loan to 95% LVR; its product document says LMI applies above 80%

QBANK

What we found
First responder offer for QPS staff is under 95% LVR "+ LMI"

Police Credit Union

What we found
Platinum package gives fee and service benefits; no LMI waiver found

Westpac

What we found
Lists front-line police for 100% of overtime and allowances, but police aren't on its LMI waiver profession list

Police Bank's website blocked our automated check; its finding comes from its published product document, dated 2021. Ask the bank whether anything has changed.

Brokers sometimes describe other "no LMI" deals through panel lenders. We only list waivers we could read on the lender's own site. Our guide to police banks and credit unions covers what the mutuals do offer instead.

P&N Bank: every condition of its police waiver

The most detailed published terms, and the strictest.

P&N Bank began as a credit union for WA police in 1969. Its Essential Services Offer covers state or federal police and police staff, including auxiliary officers and any WA Police employee, as well as nurses, doctors, firefighters, paramedics, prison officers and teachers employed in WA.

LMI waiver conditions, from P&N Bank's terms (read 9 October 2026)

  • ✓ Loan must come through P&N Bank's own channels: website, contact centre, webchat, a home lender or a branch. Broker-referred loans will not qualify
  • ✓ LVR of 90% or less, with the waiver applying between 80% and 90%
  • ✓ Minimum loan of $250,000 (can combine fixed and variable splits)
  • ✓ Owner-occupied, principal and interest
  • ✓ Property in Perth metro, Bunbury, Busselton, Albany or Geraldton
  • ✓ Probation in your emergency services job must be completed
  • ✓ Standard lending criteria, rates and fees apply

Two other details matter. P&N says it takes 100% of your overtime into consideration when assessing a loan. And its $1,500 cashback isn't available when LMI is waived; the cashback needs an LVR of 80% or less.

Direct only means direct only

If a broker introduces your loan to P&N Bank, you lose the waiver. That includes a broker we introduce you to through this site. If P&N's waiver is the offer you want, apply with P&N Bank directly.

People First Bank: the Essential Services Package

People First Bank isn't a police-founded bank: it's a trading name of Heritage and People's Choice Ltd. Its Essential Services Package is open to sworn state or federal police officers, registered nurses and fully qualified paramedics, nationwide.

A broker, Hunter Galloway, reports the income floors as $80,000 a year single, or $150,000 combined with at least $75,000 from the eligible worker, and says casual work, probation, construction and vacant land are excluded. We haven't seen those conditions on the bank's own pages, so confirm them with People First Bank.

Note the rate. Paying the above-80% LVR rate on the whole loan can, over several years, eat into the LMI saving. Compare the total cost with a loan that charges LMI at a lower rate.

BankVic: advertised waivers with conditions to confirm

BankVic was established in 1974 to serve Victoria Police and was called the Police Credit Co-operative until 2013. Membership is open to any employee of an Australian state, territory or federal police force, among others.

What BankVic advertises

  • ✓"LMI waivers available for up to 90% LVR" on its home loan product cards
  • ✓Police-only variable rates with "100% overtime considered"
  • ✓A $4,000 cashback offer for police (terms apply)
  • ✓No-LMI borrowing to 90% for Victoria Police on new purchases in Metro Melbourne including Geelong (first home buying page)

What to confirm in writing

  • ✕Rate footnotes on the same page describe up to 90% "with LMI"
  • ✕Whether the waiver applies outside Melbourne and Geelong, or to police outside Victoria
  • ✕Home loan eligibility requires you to be outside any probationary period
  • ✕Whether the waiver and cashback can be combined, or used through its broker channel

The waiver's own terms sit behind a "Terms and conditions apply" link that we couldn't read as text. Until you see them, treat the waiver as possible rather than certain, and get BankVic to confirm in writing that your loan will have no LMI before you sign.

BankVic, P&N Bank, People First Bank, Police Bank, Police Credit Union and QBank all appear on the scheme's participating lender list, so you may be able to use the scheme with a police-friendly lender. Help to Buy, the shared-equity scheme, also removes the need for LMI, but has income limits that many experienced officers will exceed. See our guide to police home loans for the details, and your state's first home buyer guide for stamp duty.

The trade-off is clear. The waiver saves the premium but needs twice the deposit of the scheme. The scheme gets you in sooner but gives you a bigger loan. If you've owned property before, the scheme isn't open to you, and the waiver may be the main way to avoid LMI with a 10% deposit.

Going direct, using a broker, and our form

A broker can compare lenders' income policies and find one that counts your overtime, which may matter more than LMI if borrowing power is your constraint. But P&N Bank's waiver is lost through a broker, and other waivers may be too. Ask, before you commit, which police waivers a broker can actually get you.

How our form works

We don't hold an Australian Credit Licence and don't recommend loans or lenders. The form asks to be put in touch with a licensed mortgage broker; we'll confirm who that is by email before anything is shared, and we may receive a referral fee. A broker introduced this way can't get you P&N Bank's waiver. Read our referral disclosures.

Free, no obligation

Ask a licensed broker which waivers you can access

Shift penalties, overtime and loadings are often assessed differently by different lenders. A broker can tell you which lenders count more of your income. We don't give credit advice ourselves.

Other ways people avoid or reduce LMI

  • ✓ The 5% Deposit Scheme, if you're a first home buyer under the price cap
  • ✓ Help to Buy, if your taxable income is under its limits
  • ✓ Saving to a 20% deposit, or to 85% LVR, where premiums are much lower
  • ✓ A family guarantee, where a relative's property secures part of the loan (a serious commitment for them: get independent advice)

Frequently asked questions

Do police get LMI waived in Australia?

Some do. When we checked on 9 October 2026, P&N Bank, People First Bank and BankVic advertised LMI waivers that police can use, each up to 90% LVR. Most lenders, including the police-founded Police Bank, QBANK and Police Credit Union, still charge LMI when you borrow more than 80% of the property's value.

Can I get a police LMI waiver through a mortgage broker?

It depends on the lender. P&N Bank's terms say broker-referred loans will not qualify for its waiver. People First Bank and BankVic don't say on their pages whether their waivers are available through brokers, and BankVic does run a broker channel. Ask the lender and any broker directly before you choose a route.

Do probationary constables qualify for LMI waivers?

Often not. P&N Bank's waiver requires you to have completed probation, BankVic's home loan eligibility says you must be outside any probationary period, and a broker reports People First Bank's package excludes probation. If you're on probation, the 5% Deposit Scheme may be an alternative, as it has no employment-status rule beyond the lender's credit policy.

How much does lenders mortgage insurance cost?

It depends on the loan size, LVR, lender and insurer. Estimates published by Savvy using Helia's LMI fee estimator put it at about $8,680 on a $500,000 home at 90% LVR, and about $16,605 on a $750,000 home. Get an exact quote from the lender.

Is an LMI waiver better than the 5% Deposit Scheme?

Neither is better in general. The scheme lets eligible first home buyers buy with a 5% deposit and no LMI, under price caps. Police waivers need at least 10% but can suit people who've owned property before, are buying above a cap, or, at People First Bank, are buying an investment. Compare the total cost of each.

Do civilian police staff qualify for LMI waivers?

At P&N Bank, yes: its offer includes police staff, auxiliary officers and any WA Police employee. People First Bank's package is for sworn officers only. BankVic membership covers any employee of an Australian police force, but it doesn't publish waiver eligibility by role, so ask.

Can I use a police LMI waiver for an investment property?

People First Bank says its Essential Services Package can be used for owner-occupied homes and investment properties. P&N Bank's waiver is for owner-occupied loans only. BankVic shows waiver wording on investor products too, but check the terms that apply. Investment lending carries different rates and rules.

Does Police Pay Australia recommend a lender for LMI waivers?

No. We don't hold an Australian Credit Licence and don't recommend loans or lenders. This page reports publicly advertised terms with dates and sources. Lender policies change, so confirm everything with the lender, a licensed broker or your own research.
